FLORIDA’S INSURANCE INSPECTION PROFESSIONALS
As fellow Floridians, everyone at Wise Inspections, understands just how challenging and expensive obtaining insurance coverage for your property has become.
Over the past few years, many insurance companies have stopped doing business in Florida and now it is common to hear of 30%, 40% or more in yearly premium increases for homeowner's insurance coverage, but there are still ways to save on your property insurance costs.
Since 2003, insurance companies in Florida have been required to give discounts on insurance premiums for a wide range of features within a home that help to reduce the risk of loss or damage in a severe storm or hurricane.
In South Florida, which has been designated a High Velocity Hurricane Zone (HVHZ), almost every home has at least one or more of these features that would qualify for some type of insurance discount. In order to get those insurance discounts, you need to have a Wind Mitigation Inspection performed to see if your home has certain features, and even if you don’t have impact glass or hurricane shutters you may still qualify for an insurance discount.
At Wise Inspections, we’re your neighbors and feel the same frustrations with our insurance premiums that have, which is why we are dedicated to providing outstanding service and delivering inspection reports written specifically for Florida homeowners.
Our commitment to service includes same day inspection reports and (usually) next day appointments.
A wind mitigation inspection is usually required by an insurance company to determine the stability of the structure of a home or condo in the case of a wind event. Most condo buildings have concrete roofs which can lead to a signficant insurance discount.
In Florida, certified inspectors evaluate a building’s potential to withstand high winds based on the following key categories:
☑ Roof Covering
☑ Roof Deck Attachment
☑ Roof to Wall Attachment
☑ Roof Geometry
☑ Secondary Water Barrier
☑ Opening Protection
Post-inspection, that inspector will make recommendations for any improvements you could make to your property that will help protect it from windstorm damage and help you qualify for discounts, and provide a detailed inspection report for your insurance company.
A 4-Point Inspection is a brief summary of the 4 main systems: electrical, air conditioning, roof, and plumbing.
It’s not unusual for homeowners with older homes to experience a failure of a major system and then file an insurance claim, and because of the higher expenses associated with these claims, many insurance companies no longer want to insure older homes.
To reduce potential exposure to large claims from the most expensive systems of your home, insurance companies often ask for what is known as a 4-Point inspection to determine if these systems are in good condition and not on the verge of failure prior to issuing an insurance policy. If you are shopping for insurance, make sure you provide a new report to your insurance agent.
Insurance companies want to know what type of plumbing you have, if there are any leaks, when you last updated something, and the age and condition of your water heater.
This is a visual inspection of the electrical panels, checking for adequate power supply and proper wiring.
The Inspector conducts a visual inspection to check the age of your system, that water is not leaking and that the unit is in working order.
It is really important to know the age and condition of the roof as insurance companies have their own ideas of how long a roof should last, and most want to see that it has at least 5 years of life left in order to give you insurance coverage
